In Eastmark, Las Sendas and Red Mountain Ranch, the HOA has approved window colors and an architectural review. That makes frame color a real decision. As a Milgard® Certified Dealer, we walk you through Tuscany, Trinsic and C700 fiberglass, then quote the options that fit your HOA's list.
Tell us your neighborhood and HOA. You'll hear from us within one business day, and the in-home quote is free.
Mesa's median home was built in 1989, and the city also has large master-planned communities like Eastmark. Milgard covers that range. Tuscany pairs a wider frame with equal sightlines for a traditional look. Trinsic's narrow frame and large glass area suit a slim, modern one. C700 fiberglass, new in October 2025, offers 6 colors. SunCoat Low-E glass is standard on every Milgard dual-pane window and patio door, and we can quote all three lines.

Tuscany is the vinyl window Milgard calls its top of the line. Its vinyl formula is made to stand up to harsh climates, and sliders and single-hungs get the SmartTouch lock.
A narrow vinyl frame leaves a large viewable glass area, with low-profile hardware. Pick it for a slim, modern look.
Compared with its C650 line, Milgard says C700 runs up to 10 percent better on thermal performance. It is built to ENERGY STAR Version 7.0, as windows plus sliding and swinging patio doors.
SunCoat's two Low-E coats cut UV rays by up to 84 percent. For a third coat, there's SunCoatMAX, and Milgard notes that hot southern climates care most about blocking solar heat gain.
The original buyer keeps Milgard's Replacement Product Lifetime Limited Warranty for as long as they own and live in the home. A later owner gets 10 years. Glass seals get 20 years of coverage and hardware gets 10.
We're one of the Certified Dealers Milgard sells through. Our own employees measure and install, so one company answers for your job from quote to cleanup.
Eastmark, Las Sendas and Red Mountain Ranch have approved window colors and an architectural review. Bring the color list to your quote. We'll give you the product details your HOA asks for, so you can get sign-off before we order.
Window changes in Mesa's 8 historic districts are reviewed and need Planning approval. The city treats in-kind replacement as exempt from a Certificate of Appropriateness. It can still say no to replacing original front windows, so get the city's answer before you pick a line.
Mesa doesn't require a permit when the new window fits the old opening and has the same or better energy ratings. Every rated Milgard window carries an NFRC label, which makes the comparison easy. Our window replacement page covers the limits.

Step one is a free visit to your Mesa home. We measure every opening and check each bedroom window against the 5.7-square-foot escape rule. Then we match glass to each wall, with the most care on the sides that take the afternoon sun. Once you approve the quote and any HOA or city sign-off is in, we order your Milgard windows, and our own crew installs them.

Tell us how many windows and doors you have and name your HOA if you have one. We follow up within one business day.

No. Standard coverage is Milgard's Replacement Product Lifetime Limited Warranty, which moves with the home when you sell and gives later owners 10 years. Labor is covered for 10 years. A cracked pane from a stray ball isn't covered, though stress cracks in the first year are. For more, Milgard offers an optional Full Lifetime Warranty on Tuscany, Trinsic and C700 in its service area. You have to add it when you buy, and only the original owner is covered.
Maybe. Black is one of the 6 colors Milgard makes C700 fiberglass in. That call belongs to your HOA. Eastmark, Las Sendas and Red Mountain Ranch each keep a list of approved window colors, so check it before you settle on a color. If black is on the list, C700 is one way to get there.
Yes. Milgard makes vinyl windows and patio doors for the Southwest and Mountain West at a plant in Prescott Valley, Arizona. That's about 85 miles north of Phoenix. Milgard sells through a network of Certified Dealers, and we're one of them, with our own crews doing the installs.
They may. The rebate pays $3 per square foot. Each unit must be ENERGY STAR, with a U-factor at or under 0.32 and an SHGC at or under 0.23. Check the NFRC label on the window you pick. The install has to be in conditioned living space, done by a licensed Arizona contractor before April 30, 2027. Most Mesa homes are on SRP, but homes on the city's utility near downtown aren't. Terms verified October 2026 at srpnet.com.
