We're a Milgard® Certified Dealer with our Arizona office in Phoenix's Estrella Village. Our own employees install every Milgard window and patio door we sell, from Tuscany and Trinsic vinyl to C700 fiberglass. You get one company for the product, the install and the follow-up.
Tell us which rooms you're replacing and what look you like. We'll walk you through Milgard options at a free in-home estimate.
Start with the look you want. Tuscany (V400) is the vinyl line Milgard calls its top of the line. Its wider frame and equal sightlines cast shadow lines for a traditional look. Trinsic (V300) goes the other way, with a narrow frame and more viewable glass for a slim, modern feel. C700, the fiberglass line Milgard launched in October 2025, offers 6 colors, black among them. In Willo, Coronado or another historic district, note that the city's window guide calls fiberglass a highly compatible material.

Milgard reaches homeowners through Milgard Certified Dealers, and we're one. You buy from us, and our own crew installs it, so one company stands behind the job.
Every installer is a Vezina employee. No subcontractors handle your Milgard windows, from tear-out to the last bead of caulk.
Our office at 7310 W Roosevelt St is about 15 minutes from Phoenix City Hall on I-10 without traffic. We're part of the city, not passing through it.
Before you sign, we go over Milgard's standard warranty and the optional Full Lifetime Warranty upgrade, which has to be bought at the time of sale.
The city's historic window guide, updated in 2019, calls fiberglass a highly compatible material. It asks for a fit within half an inch of the opening and the original grid pattern. It also wants plenty of daylight, meaning a Visible Transmittance of 0.5 or more. That makes C700 worth a look in Willo, Encanto-Palmcroft and Roosevelt.
Your street address decides if you're an SRP or APS customer. On SRP, ENERGY STAR replacement windows from Milgard may qualify for $3 per square foot. They need a U-factor of 0.32 or lower, which limits heat flow, and an SHGC of 0.23 or lower, which limits sun heat. Installation has to happen before April 30, 2027. APS lists no window rebate. Terms verified October 2026 at srpnet.com.
If your neighborhood has an HOA, its rules may limit frame colors. C700 comes in 6 colors, including black, so get the HOA's color list before you fall for a finish.

We start with a free in-home estimate, where we measure each opening and check the City of Phoenix permit rule. A size change needs a permit, while in-kind glass and sash work is exempt. Then we order your Milgard windows and doors. Our own crew removes the old units, sets the new ones and seals them in. The standard Milgard warranty transfers with the home if you sell, covering later owners for 10 years. For egress and permit details, see our window replacement page.

Tell us what you're replacing and which Milgard line caught your eye. We'll reach out within one business day to book your free in-home estimate.

No. Milgard's standard coverage, the Replacement Product Lifetime Limited Warranty, lasts as long as the original buyer owns and lives in the home. Later owners get 10 years. Glass seals get 20 years, and hardware and labor get 10. Broken glass isn't included, apart from stress cracks in year one. On Tuscany, Trinsic and C700, Milgard offers a Full Lifetime Warranty upgrade in its service territory, sold only at the time of sale. That upgrade covers the original owner only and adds glass breakage, labor and shipping.
Fiberglass is a good match on paper: the city's historic window guide calls it a highly compatible material. A window-only job in a historic district has skipped the permit and Historic Preservation Office review since July 1, 2011, provided certain conditions are met. Part of a larger permitted project? Then it gets historic review. We confirm your project with the city first.
Every Milgard dual-pane window and patio door comes with SunCoat as standard. That's two coats of Low-E, a thin, clear metal layer that reflects heat, and Milgard says it cuts UV rays by up to 84 percent. Step up to SunCoatMAX and you get a third coat, which Milgard says blocks more solar heat gain than two-coat glass. In a historic district, we also check Visible Transmittance against the city's 0.5 guideline.
Milgard's Arizona plant sits in Prescott Valley, about 85 miles north of Phoenix, and it builds vinyl windows and patio doors. From there it supplies the Southwest and Mountain West. Milgard says Tuscany's vinyl formula is built for harsh climates. As for C700 fiberglass, Milgard builds it to ENERGY STAR Version 7.0 and rates it up to 10 percent better thermally than C650.
