Three Milgard lines for Scottsdale homes

We install three Milgard lines here. Milgard calls Tuscany its top-of-the-line vinyl window. Its wider frame and equal sightlines create shadow lines and a more traditional look. Trinsic is vinyl too, with a narrow frame, low-profile hardware and more glass, for a slim, modern look. C700 is Milgard's fiberglass line, introduced in October 2025. Milgard says it improves thermal performance by up to 10 percent over its C650 line, and it's built to ENERGY STAR Version 7.0.

Why Milgard

Why we install Milgard here

SunCoat glass standard

Every Milgard dual-pane window and patio door comes with SunCoat, a two-coat Low-E glass that cuts UV rays by up to 84 percent. Milgard says its three-coat SunCoatMAX blocks even more solar heat gain.

A warranty that transfers

Milgard's standard Replacement Product Lifetime Limited Warranty covers the original buyer for as long as they own and live in the home. Later owners get 10 years. Labor is covered for 10 years, the glass seal for 20 and hardware for 10.

Southern zone ratings

ENERGY STAR's Southern zone, which covers Maricopa County, calls for a U-factor of 0.32 or lower and an SHGC of 0.23 or lower. We show you the NFRC label numbers for each window we quote.

Certified dealer, own crews

Milgard sells through its network of Milgard Certified Dealers, and we're one of them. Our own employees install every Milgard window we sell, with no subcontractors.

Local rules

Scottsdale rules that touch a Milgard order

Historic register homes

Scottsdale's historic register lists Taliesin West, a UNESCO World Heritage Site since 2019. It also lists four home districts: Village Grove, Town & Country Scottsdale, Villa Monterey and Sands North Townhouses. There, the Historic Preservation Commission reviews exterior changes, and the HRER program can reimburse 50% of exterior work, up to $5,000.

A permit for each swap

The city requires a Minimum Window/Door Permit to add or replace windows, even when a new Milgard window fits the old opening. Only a glass-only swap in an existing frame skips it. Our team pulls it and meets the inspector at the end.

SRP or APS

Your address decides whether SRP or APS supplies your power. If SRP serves you, ENERGY STAR Milgard windows rated 0.32 or lower for U-factor and 0.23 or lower for SHGC may qualify for SRP's window rebate. Installs must be done before April 30, 2027. Terms from srpnet.com, verified October 2026. APS lists no window rebate.

Replacing your windows with Milgard

A Milgard replacement starts with a free in-home visit. We measure each opening, note which walls take the most sun and help you choose between Tuscany, Trinsic and C700. If an HOA or the Historic Preservation Commission must sign off, you get the product details first. Then we pull the city permit, our crew installs the windows, and we meet the inspector. FAQs: Milgard in Scottsdale

Milgard questions for Scottsdale homes

Which Milgard line suits my Scottsdale home?

Start with the look you want and the rules you live under. Tuscany's wider frame gives a traditional look. Trinsic's narrow frame shows more glass for a modern one. C700 fiberglass offers 6 colors, which helps when an HOA color list is tight. We'll compare all three at your visit.

Does Milgard's warranty cover glass breakage?

Not under the standard warranty, except stress cracks in the first year. In its service territory, Milgard sells an optional Full Lifetime Warranty upgrade on Tuscany, Trinsic and C700. You must buy it at the time of sale. It covers the original owner only and adds glass breakage plus labor and shipping.

Can HRER money go toward Milgard windows?

Only in the four historic districts. HRER's windows policy, revised March 1, 2022, requires ENERGY STAR-rated windows with NFRC and AAMA certification. Check that the Milgard line you pick meets that policy before you apply. We'll give you the product details and NFRC numbers to include with your application.

Will my HOA approve black Milgard frames?

That's your association's call. DC Ranch, Grayhawk, McCormick Ranch, Gainey Ranch and McDowell Mountain Ranch keep approved window colors and run architectural review. C700 comes in 6 colors, black among them, but only your committee can approve one. Send the color and line to them before we order.

Where are Milgard windows made?

Milgard makes vinyl windows and patio doors at its Arizona plant in Prescott Valley, about 85 miles north of Phoenix. That plant serves the Southwest and Mountain West. Milgard sells through a network of certified dealers, and we're the one that measures, orders and installs yours.

Do you install Milgard patio doors too?

Yes. Tuscany and C700 both come as sliding and swinging patio doors. For ENERGY STAR in the Southern zone, a glass door needs a U-factor of 0.28 or lower and an SHGC of 0.23 or lower. We'll quote doors and windows together at the same visit.
