Scottsdale treats a window swap as permit work, even when the new window fits the old opening. We pull that Minimum Window/Door Permit, measure every opening and pick glass for the walls that take the hardest sun. Then our own crew does the install and meets the city inspector.
Tell us how many windows and doors you're replacing. We'll reply within one business day to set a free in-home visit.
Scottsdale's median home was built in 1991, and the 1990s, 1980s and 2000s hold the most houses. Another 28.8% went up before 1980, including all four historic districts. Some jobs also involve a bedroom window that must meet escape rules, or a frame color your HOA has to approve.

Adding or replacing a window takes a Minimum Window/Door Permit here, even in the same opening. Only new glass in an old frame is exempt. We pull it for you.
Sliding, swinging, multi-slide and folding glass doors each suit different openings. We measure yours and show you which types fit.
Phoenix-area cities enforce the 2024 IRC escape rules. A bedroom window needs a net clear opening of 5.7 square feet, or 5.0 on a grade-floor window. It must open at least 20 inches wide and 24 high, with the sill no more than 44 inches above the floor.
We're a Milgard Certified Dealer, and we also install Andersen, LaCantina, Western Window Systems and Win-Dor. Every Milgard dual-pane window comes with SunCoat Low-E glass.

Call (480) 339-0036 Request a Quote OnlineVillage Grove, Town & Country Scottsdale, Villa Monterey and Sands North Townhouses are historic districts. There, the Historic Preservation Commission reviews and approves exterior changes. The city's HRER program may reimburse 50% of exterior work in those districts, up to $5,000.
These five are community associations: McCormick Ranch, Gainey Ranch, Grayhawk, DC Ranch and McDowell Mountain Ranch. Each runs architectural review with a list of approved window colors. Clear your color with the association before we order.
Scottsdale homes are on SRP or APS, depending on the address. SRP offers a window rebate to its own customers, while APS lists none. Your bill tells you which one you have.
Every person who sets your windows works for Vezina, so the crew in your driveway answers to us.
We sell and install Milgard windows and doors as a certified dealer. Milgard's standard limited warranty covers the original buyer while they own and live in the home.
Our license is AZ ROC #345515, and our coverage includes liability and workers' comp. SRP's window rebate calls for a licensed Arizona contractor, which we are.
We also handle attic insulation, so one contract and one crew can cover both.
Yes. A Minimum Window/Door Permit covers any added or replaced window here, even one that fits the old opening. It's quick, with no plan review. Only a glass-only swap in an existing frame is exempt. The city's guidance was updated September 17, 2026, and we checked it in October 2026.
In Maricopa County, which sits in the ENERGY STAR Southern zone, an ENERGY STAR sliding glass door needs a U-factor of 0.28 or lower. Its SHGC must be 0.23 or lower, the same as a window. Check the NFRC label, or ask us for the numbers on each door we quote.
Look for a low SHGC, since west walls take the late-day sun. Milgard's SunCoatMAX is a three-coat Low-E glass. Milgard says it cuts solar heat gain more than two-coat Low-E does. In hot southern climates, Milgard says, blocking that heat matters most.
If SRP is your utility, your project may qualify for $3 per square foot of ENERGY STAR replacement windows. Each window must be rated 0.32 or lower for U-factor and 0.23 or lower for SHGC. They need a licensed Arizona contractor and must go into conditioned living space before April 30, 2027. New construction doesn't count. Terms from srpnet.com, verified October 2026.
Maybe. In an association like Grayhawk or DC Ranch, architectural review decides from an approved color list. Milgard's C700 fiberglass comes in 6 colors, black included, so you have several to pick from. Get approval before we order.
Village Grove 1-6 holds 255 homes built from 1957 to 1959. It's a historic district, so exterior changes go to the Historic Preservation Commission. If you apply for HRER money, its windows policy, revised March 1, 2022, calls for ENERGY STAR windows with NFRC and AAMA certification. We can supply those details.
Adding a window takes the same Minimum Window/Door Permit, still with no plan review. A new opening changes the look from outside, so any HOA or historic review comes first. We can price it at the same visit.
